The three buildings, being sold as one package, are the 12-story former Standish Arms Hotel at 169 Columbia Heights, between Clark and Pierrepont streets, and seven- and four-story apartment buildings on the same street. Toll is expected to be one of many suitors to submit offers next month to the Jehovah's Witnesses, who are selling six of their 30 buildings in the booming Brooklyn Heights/DUMBO area. The Witnesses say they are not using an outside agent and haven't set asking prices. But J. Jean Austin, a broker for Brooklyn Bridge Realty, estimates they can rack up more than $60 million for the six sites - including about $45 million for the three being sold in a portfolio. So it appears there's $60 million in value for the six bldgs, which means with the 360 Furman sale the WTS will have produced $280 million in revenue when the ink dries on all the paperwork. Not bad for an investment of...what? The sum "zero" comes to mind, given that the original purchases were made with donations and all the subsequent repairs and maintenance done by volunteer labor.
It's also interesting that the WTS is not using a real estate agent (there's another 6-7% right there, or about $20 million)) and it's now clear why they didn't bother to set a price. As you recall, the WT spokesman said, "We will let the market set the price." They knew there'd be an auction for these rare, desirable properties, the likes of which seldom come on the market anymore.
You wonder if dubs are even aware that the WTBTS turns out to be, not God's channel on earth, not a religion, not as some here believe (apologies to GaryBuss) a large book publishing corporation. No, it turns out they're real estate developers! And, you have to give it to them, they're good at it!

BROOKLYN HEIGHTS — Toll Brothers Inc., known primarily as a builder of luxury single-family homes but more recently of luxury condominiums in Brooklyn, is planning to make an offer on three Brooklyn Heights buildings the Watchtower Bible and Tract Society has for sale. Reported first in the New York Post yesterday morning, the news was confirmed by the Brooklyn Eagle yesterday afternoon. David Von Spreckelsen, a vice president who is in charge of Toll Brothers’ New York City operations, told the Eagle, “We are interested in the three buildings that Watchtower [also known as Jehovah’s Witnesses] is selling as a package.” These include The Standish, a 12-story Beaux-Arts-style building built in 1903 with 128 apartments; 183 Columbia Heights, a seven-story Beaux-Arts-style brick and limestone building dating to 1920 with 13 apartments; and 161 Columbia Heights, a four-story building built in 1844 with 10 apartments. As previously reported in the Eagle, there are no asking prices attached to the buildings or the portfolio. “We let the market determine the price,” said the Watchtower’s Richard Devine, who added, “These buildings in particular are in very good condition. They would be of great interest to a private developer.” Spreckelsen also provided no details on the pricing of his prospective offer. Meanwhile, he said, the firm is moving forward with its other developments currently underway in Brooklyn. Toll Brothers just just had its topping-out party at Northside Piers on the first of a four-building complex, a 29-story tower with 180 units on the waterfront at Kent Avenue and North Fifth Street in Williamsburg, being built in partnership with L&M Equity and RD Management; and is continuing to sell units at North 8, the firm’s first Brooklyn project, also in Williamsburg, a six-story, 40-unit development at North Eighth Street and Kent Avenue. And the company is also moving forward with its third Brooklyn development, which will also be on the waterfront — the Gowanus Canal — if all goes forward as planned. “We are currently working with City Planning on a rezoning effort of the sites,” he said. The property, acquired in 2003, comprises two full blocks along Bond Street from Carroll Street to First Street and from First to Second Street. City Planning is in the process of building a framework, an attempt to reach a consensus with the community. And finally, he said, “We are still looking at other Brooklyn properties with potential for development.”
