by booby ini think if an (intelligent) questioning jw was able to read the letter about coil binding the book the impact could/should be greater.
this letter should be an embarrassment to the gb.
what blatant and stupid instructions sent to a large group of men who are supposed to be available to instruct in an intelligent way persons coming with an assortment of life's problems.

NO PETS!!! EVER EVER EVER AGAIN. Even if my kids move back home and want to bring their new friend, Oliver the kitten ... GET RID OF IT FIRST!
And if this renter's pet dies, IT WILL NOT BE REPLACED. Period!
As far as her using drugs, anything is possible. But she explains that she is gone taking care of kids all day. Thus, she should be earning money from that. She doesn't look like she uses anything. Always sober when I've seen her.
I will continue to rent out the room. But I will screen better, get references from previous landlords and make it clear up front that we are "allergic to pets."

AGuest, do you think a judge will see that I did my best to accommodate her dog. I allowed it only after she signed and assured me that it was completely trained. Then over and over I worked with her to correct the dog's behavior??? I even gave her my dog pen which she would have had to buy for close to $100!!! I could have sold it to her.
I know judges are not always fair, intelligent or even give a crap but I would like to believe our system would be fair enough to see that it was the RENTER who took the risk in stating that her dog was trained, hoping I would not bitch about it later, once she was here. Also, a potential witness would be her previous landlord.
And I have the lease/pet policy in writing and signed by her. I don't want this to go to court. But if it does, I can't imagine a judge not seeing that she signed the lease and lied that the dog was trained. It was CRYSTAL CLEAR. And I'm not evicting her. I'm telling her to keep the dog in check or it has to go. And if she chooses to leave, rather than take the time and make the effort, that's her decision for which she should be responsible for the costs associated with it. The next place she goes, she could face the same situation. So she should consider that.
I am going to email her and summarize what we discussed.

Well, there is some good news herein.
1. I don't think the Fair Housing Act applies to me since it's a bedroom in my own house.
2. As I said before, the lease she signed and initialled EACH LINE of the pet policy. I asked her if there were any questions at that time. I also told her verbally that we ARE NOT pet people so the pet could get on my nerves and be a problem if, in fact, it is not well behaved. We talked quite a bit about the pet policy. I told her the story of my kids and their various pets and what drove me crazy about it. She was well aware. She claimed he was trained. It was not. That was her BAD. I took pictures of all the urine and how it goes right on my furniture legs. I also took pictures of the dog poop on the rocks and my garden shows up quite nicely. A reasonable judge would agree it's not the place for the dog to do its business.
3. I think the dog is actually behaving. It's quite content in the little pet pen we set up. I threw its bed in there and he's happy go lucky laying around in it. It has not gone poop though.
4. She paid me what she owed and in front of the lady from church when I brought that up the fact she just barely paid me she seemed embarassed. I don't think she would want anyone from church to think she is flaky or doesn't pay. I am starting to believe it really was just a late disability check.
5. I'm sorry I came off as judging her. I was stating my opinion of her. I have never been molested so I have no idea how debilitating this could be but I can only imagine. STILL, she is an adult and able to read and she read the policy. I'm not discriminating against her. I just want her to pay up on time and take care of the dog issue, which is HER responsibility and is very reasonable.
6. A major plus is that she is never here. Hardly ever. We are lucky in this respect. If we stay away from that area of the upstairs it really almost feels like no one is renting a room.
So, for now things are okay. I appreciate EVERYONE who gave me advice. I feel like I really learned a great deal from all of you. Thank you soooo sooo much!!!

That ADA crap is starting to piss me off. So that guy, Jeff, states he is a racist so he wants his landlord to pretty much hang himself and discriminate against Black people in order to not discriminate against his "disability"????
That is the epitome of REDICULOUS!
And he got a free $1000 bucks for playing that card. I wonder how many people on disability are sharing their info on how to basically extort money from landlords.

Also, I am being reasonable. I didn't tell her she couldn't keep the dog. I gave her reasonable expectations that anyone would expect when renting a room or a house or anything for that matter. Even dogs and other animals don't live where they shit!!!
I don't want to live where her dog shits. And I don't want her dog to shit where I live. I'm not being unreasonable. And I'm not discriminating. She lied and said it was trained. Even a "seeing eye dog" which is let into an apartment would have to abide by the pet policies and not crap all over the place where the owner let it.
That's all I'm asking her to do. And pay her rent on time every month.

HOLY SHIT. Can someone delete my post??? I highly doubt she would ever read this as she knows nothing of my past religious affiliation, nor would anyone guess my real name from my handle. But STILL!!!
DAMNIT!!! I have no money for an attorney. This freaking dog is a nightmare. She lied when she brought it. What I posted above is MY OPINION of her after living with her for a few weeks.
Anyway, she has the dog in the cage and is not home. So at least she took care of that. And last night, late at night, I heard her hosing down the patio since the dog got loose from the cage yesterday. This morning she told me it got loose and she fixed it.
We just got home and noticed it's still in there. So maybe things will be okay now.
This "disability" thing is really scarry though. I don't feel I'm discriminating because of it. Simply, she didn't abide by the pet policy for all these weeks and she didn't pay. Now she is paid up.
Another thing I can think of is telling her my daughters want to move back home and give her plenty of notice. I'll play that card if I have to. My daughters might actually want to move back home, anyway.

OK. Thank you Aguest. What I am understanding you to say is that I should give her a 3 day notice to perform or quit. IOW, I should include a copy of the lease which she signed and highlight the pet policy and her signature on that sign. On that notice I am also going to include a record of each and every conversation we have had regarding the dog.
She is probably going to say she is leaving. The sooner the better. It's not like I can't find another renter. I just don't want a legal issue. I was only kidding about the coyotes, etc.
You used the word "accessory" and it's weird but I don't know if that's what the dog is to her. She has a lot of problems and was molested as a child by her own dad. She sleeps with the dog and it comforts her. She is 28 but pretty much a child. She cannot handle even the slightest problems in life. So I don't think it's really an "accessory". But she is very irresponsible and doesn't even GET IT. To her I'm making a big deal out of nothing. "What's the problem? You said the dog can't pee in your house and he's not????"
She has been living here since 9/17 and still has not even unpacked her room. Everything is still in shambles. Wherever it landed on that first day is still where it is. She can't handle it so she leaves the house and is gone all day doing who knows what? As a "lodger" I'm allowed into her room. I don't go in there for no reason. She leaves her A/C on and light on all day while she's not here. So I go in and turn it off. She doesn't have a job. I don't see her EVER getting a job. No one would hire her. And if they did they would fire her.
So this is the reason I have been so nice to her. She's a victim. But she's not my problem. And I let her into my house because I needed a renter and my husband said it was better to get someone we knew, than someone we get from Craigslist.

Well, there are coyotes that visit right on the other side of our glass wall. We live adjacent to a 90 mile state park. There are coyotes, owls and hawks roaming around. Trust me. I've thought of that already. Man I wish a hawk would scoop the mutt up right now!
